This is surface work, and we want to be precise about that from the first line. Painting, flooring, tile, cabinets, countertops and trim — the finishes you see and touch, in rooms that stay exactly where they are. We do not move plumbing, we do not add or alter electrical circuits, we do not touch air conditioning, and we do not change anything structural. Those are separately licensed trades in Florida and they are not part of this service.
The honest way to describe what we do is a refresh rather than a renovation. If your kitchen layout works and the cabinets are simply tired, if the tile is 1990s beige, if the floors are worn and the trim is chipped — that is our work, and it changes how a house feels far more than most people expect for what it costs. If the plan involves moving the sink, adding circuits for a new island, relocating a vent or opening a wall, that is a different job requiring different licences, and we will tell you that rather than take it on.
Paint behaves differently in South Florida than it does in most of the country. Humidity slows cure times, direct sun destroys cheap exterior product within a couple of seasons, and any interior wall that has had a moisture problem will telegraph it straight back through a new coat if the surface is not prepared and sealed properly. Most of the cost and most of the quality in a paint job is in the preparation, not the painting, and a bid that looks unusually cheap is almost always a bid that has skipped it.
Flooring is the other place where South Florida specifics matter. Concrete slab construction means moisture can move up through the slab, and a floor installed over a slab that has not been tested and prepared will cup, lift or fail at the adhesive within a year or two. Large-format tile needs a genuinely flat substrate, and skipping the levelling is how you end up with lippage you feel with your bare feet every day.
Cabinets and countertops we install, refit and reface. Refacing an otherwise sound cabinet box is dramatically cheaper than replacing it, and in a lot of Miami homes the boxes are perfectly good while only the doors and finish have aged out. We will tell you honestly which of those two your kitchen actually needs.

What affects the cost
Finish work is priced mostly by area and by how much preparation the existing surfaces need. These are the factors that move it most:
- Square footage — the single biggest driver on painting and flooring alike.
- Condition of the existing surface — patching, skim coating, removing failed adhesive or levelling an uneven slab all add labour before the visible work starts.
- Material selection — there is a wide spread between builder-grade and premium in tile, flooring, paint and countertop material, and it is the part of the budget you control most directly.
- Tile format and pattern — large-format and patterned layouts take significantly longer to set than standard square tile.
- Ceiling height and access — high ceilings and stairwells need staging and slow painting down.
- Occupied or empty — working around furniture and around a family living in the house takes longer than working in an empty property.

What exactly is and is not included in this service?
Included: painting, flooring, tile, cabinet installation and refacing, countertops, trim and finish carpentry, and drywall patching. Not included: moving or adding plumbing, adding or altering electrical circuits, any air conditioning or ductwork changes, and anything structural such as removing or opening a wall. Those are separately licensed trades in Florida and we do not take them on.
I want a full kitchen remodel with a new layout. Can you do that?
Not under this service. Once the layout changes — moving the sink, adding circuits for an island, relocating a vent or altering a wall — the job requires licensed trades and a building permit. We will tell you that up front rather than start and hand you a problem halfway through.
Why does paint fail so quickly on some South Florida houses?
Almost always preparation. Humidity slows curing, sun degrades cheap exterior products fast, and any wall that has had moisture behind it will bleed through a new coat if it has not been properly dried, patched and sealed first. A bid that is much cheaper than the others is usually cheaper because the preparation was left out.
Can you install flooring directly over my concrete slab?
Usually yes, but the slab needs to be tested for moisture and levelled first. Moisture migrating up through a slab is the most common reason a floor cups, lifts or fails at the adhesive within a year or two in Miami, and it is entirely preventable with the right preparation and underlayment.
Should I replace my cabinets or reface them?
If the boxes are structurally sound and the layout works, refacing is dramatically cheaper and the result is usually indistinguishable from new. If the boxes are water-damaged, sagging or the layout does not work for you, replacement makes more sense. We will look at them and tell you honestly which one you are dealing with.
Do I need a permit for this work?
For genuinely cosmetic finish work — paint, flooring, tile, cabinets in the existing layout, countertops and trim — generally no. If a project would require a permit, that is a strong sign it has moved outside this service, and we will tell you so.
